The Facilities Manager manages the daily operations for the facility maintenance and the powerhouse. Plans, organizes, and coordinates all routine, emergency, and preventative maintenance of buildings, grounds, and equipment. Responsible for the operation and maintenance of the boiler and other auxiliary equipment necessary for producing steam for heat and power for hospital.
Essential Duties and Responsibilities:
- Assists in selecting staff, trains/orients personnel, evaluate performance and makes recommendations for personnel actions.
- Observes various meters and gauges and takes appropriate action for safe operation.
- Maintains departmental reports and records and collects statistical data for administrative and regulatory purposes. Applies knowledge of state building code, state construction procedures for capital improvement and informal projects and practical knowledge of several trades including plumbing, heating, and air conditioning.
- Coordinate and oversees a variety of general maintenance, repair, overhaul, and construction duties in all hospital buildings, including minor repairs on electrical equipment and machinery, painting, plastering, carpentry, HVAC, and plumbing. Works from blueprints and drawings in constructing and repairing. Analyzes and troubleshoots all types of mechanical, electrical, and plumbing systems, including knowledge of instruments and test equipment used in testing and adjusting systems.
- Assists in planning, organizing, directing and controlling the facilities management, lost prevention, and activities of the hospital.
- Coordinates preventative maintenance schedules and prioritizes repair and maintenance work to minimize disruption of hospital operations. Provides technical instruction and guidance to technicians that plan or perform preventive maintenance for all types of mechanical, electrical, and plumbing systems, including knowledge of instruments and test equipment using in testing and adjusting systems. Develops preventive maintenance (PM) standards and oversees implementation of the PM Program campus wide. Leads and supervises technicians in the planning and scheduling of preventive maintenance activities on mechanical, electrical, and plumbing systems.
- Tests emergency generators and logs results, reaction, etc. Tests boiler and cooling tower water samples; assigns proper chemical treatment to boiling and cooling waters.
- Performs periodic inspections of mechanical rooms throughout the hospital to ensure proper operation of heat, air condition and ventilation, and medical support equipment.
- Contacts maintenance mechanic or supervisor on call if unable to make the necessary repairs depending on the urgency of the repair.
- Assists in snow removal and other projects to ensure timely completion.
- Oversees life safety preventive maintenance and testing programming, including sprinkler systems and fire alarm system.
- When applicable, demonstrates competencies, including knowledge and behaviors to meet age specific resident/patient needs.
- Attends meeting as required. Participates in in-service meetings.
- Performs other duties as required.
Minimum Qualifications:
Education: Post High School Vocational/ Specialized Training
Experience: 5-7 years specializing in boiler equipment/ machinery in a supervisory capacity.
Certificates, Licenses, Registrations: some type of trade license in the State of CT is desirable. Valid CT driver’s license.
